ALTA/NSPS Land Title Survey

​

An ALTA/NSPS survey is a standard survey in the commercial property industry. In many cases, this survey provides title companies with the assurances it requires to insure the property and its improvements. It is considered an extensive survey that offers the necessary information for buying or selling commercial property.

​

This form of survey analyzes the boundaries of a particular commercial property against the minimum standards provided by the ALTA/NSPS. Also, an ALTA/NSPS survey will indicate rights-of-way, easements of record, property corners, and other vital land ownership factors.

​

In addition to the core elements provided by the ALTA/NSPS standards, there is also an optional table of items (Table “A”) that can be reviewed and negotiated between the client and Apex Land Surveying and Mapping LLC.
 

Typical Uses:

Annexation Map

​

The term “annexation” refers to the acquiring of land by a civic body. In many cases, annexation occurs when a public authority decides to incorporate the land. An annexation map provides the specific boundary lines of the property.

Typical Uses:

  • Utilized if a parcel of land needs to be incorporated into a city’s limits
     

Subdivision Plat

​

A subdivision plat can be used to divide a current plot of land into different parcels for a subdivision. This process may include both the adjoining or eliminating of two or more current lots. A subdivision plat will exhibit the easements of record.

If needed, a subdivision plat can include more in-depth information about the property and its specific elements. You can request that the subdivision plat shows easements, alleys, and rights-of-way.

  • Divide an existing piece of land for the purpose of creating a subdivision

  • Adjoin or eliminate current lot lines

  • Provide official adjustments to a subdivision’s current lot lines

Improvement Survey Plat (ISP)

​

An ISP can help you recover the locations of your property’s corners. In doing so, it creates a map of your property boundary lines. It will also reveal any improvements within 5 feet of your current boundaries. ISP's also display rights-of-way, utilities, and easements of record.

  • When a new structure is being built

  • Determining your property corners

  • Creating a new fence or wall around your property

  • Determine if any improvements interfere with property lines

Land Survey Plat (LSP)

​

If you currently have missing corners on your property, an LSP will recover these to establish the property’s boundary lines. You can also use an LSP to determine rights-of-way and easements. Unfortunately, an LSP does not help you locate improvements (structures) on your property.

  • Determine the easements of record

  • Determine the rights-of-way

  • Determine square footage for taxation

  • Exhibit the corners of your property

  • Determine if other parties have rights to the property
     

Topographic Exhibit/Map

​

A topographic exhibit/map provides details on the terrain of a property. These details are usually illustrated using contour lines. In addition to providing data on your property’s terrain, a topographic exhibit will also identify structures that lie within 5 feet of your property’s boundary lines. Utilities will also be visible on the exhibit.

  • Determine the elevation of various parts of a property

  • Utilized during the building process

  • Used when grading a property

  • Used for drainage analysis

  • Obtaining FEMA Elevation Certificate

  • Calculating volume

Building & Improvement Layout (Stakeout)

Before constructing a commercial property, our surveying team can mark the corners of the property using stakes. This process provides an exact reference point for the construction team before they begin pouring the foundation.

Parcel, Easement, and Vacation Descriptions

​

We can provide parcel, easement, and vacation descriptions that assist commercial projects in varying ways. Parcel descriptions describe the portion of land in a deed that is not currently subdivided. Vacation descriptions couple with “Vacation Documents” to transfer public areas and “rights-of-way” to other properties. Easement descriptions identify parts of land that are crossable by the public.
