Boundary Line Adjustments: A Complete Guide for Colorado Springs Property Owners

If there is a need to modify the property line between to individual parcels of land, our team at Apex Land Surveying and Mapping LLC perform what’s called a Boundary Line Adjustment.
In certain scenarios, a Boundary Line Adjustment is a possible solution when improvements such as fences, driveways, or buildings encroach on an existing lot line. This is also necessary when property owners agree to realign their boundaries for practical or aesthetic reasons.
In most cases, the parcels involved have different owners. The adjustment must be reviewed and approved by the local, county, or state agency responsible for land use and property records.
How Boundary Line Adjustments Work

If the parcels qualify, the property owners and the governing agency can work together to complete the adjustment. We are a licensed land surveyor in the Colorado Springs area, allowing us to:
Research property records and existing property boundaries
Perform fieldwork to verify and mark property boundary lines
Prepare an accurate, graphic depiction of the proposed new boundary
This depiction becomes part of the official submission to the governing agency. In some jurisdictions that we work in, a Boundary Line Adjustment can even be processed administratively as part of the application, which may help speed up the process.
The Application and Approval Process

A Boundary Line Adjustment produces documents such as maps, surveys, plat, and possible application forms. Once all these required documents are prepared, they are submitted to the appropriate governing body. The agency reviews the materials to ensure the proposed boundary meets all zoning, land use, and legal requirements.
If approved, the boundary adjustment plat is finalized by the committee, and the necessary documents are recorded with the County Clerk and Recorder’s office. In most cases, a Land Survey Plat (LSP) or Improvement Survey Plat (ISP) may also need to be prepared. These plats document the new property boundaries and any monuments (also known as ‘permanent markers’) set in the field.
Unlike subdivision plats, a Boundary Line Adjustment record is not always filed under the plat system. It is recorded through the application process. Apex Land Surveying and Mapping LLC ensures each step is handled accurately and in compliance with all regulations for our area.
Key Points to Keep in Mind About Boundary Line Adjustments

Before starting the Boundary Line Adjustment process, property owners should understand the following:
A Boundary Line Adjustment does not transfer ownership of land - Any property transfer must be completed through a deed transfer
The legal description may not change significantly - The county assessor often updates it by adding “together with” or “except for” after the deed transfer
Survey documentation may be required - If new monuments are set, an LSP or ISP will likely be necessary to record and deposit the results
Boundary Line Adjustments are a practical solution for resolving property disputes, correcting encroachments, or creating more functional parcel layouts.
